We do not have the facilites to accept cash on site or at our head office, so please, no cash rental payments.  Briarlane has partnered with most financial institutions to offer online or telephone banking and bill payment inside your branch as well.  For properties where the Resident Portal is available payments can also be made by debit or credit card.

Yes, all residents in our buildings require apartment insurance prior to move-in and  throughout their tenancy in the building.  The landlords insurance covers the infrastructure of the building.  Apartment or sometimes referred to as Tenant or Habitational insurance is the tenant's responsibility and includes public liability and fire, water, content, property damage and relocation insurance.  To obtain a quote or upload a copy of your policy please click on the Tenant Insurance button on the top of the page.

All leases are one year at all of our properties in Ontario.  After the first year, you will enter a month-to-month tenancy where you will need to give two calendar month's notice to vacate at any time.  

All of our buildings are pet friendly.  Please keep in mind that if your pet becomes a nuisance (ie. Barks all day), or is vicious, we would ask you to move or we would take legal action if necessary.  We expect all of our pet owners to stoop and scoop, to have their animal on a leash when they are in the common areas of the building, and to ensure that the pet is not using a balcony or using the apartment floors to relieve themselves.  Pet owners can be held responsible for any damage caused to the unit by the pet.

Our policy is that all rent is due on the first day of each month and any payment made after the 3rd day of the month must be by certified cheque, money order or online payment.  There is a $25.00 charge for returned cheques (such as N.S.F.) and replacement cheques must be certified, money order or paid online.

If the property page for your building has a Resident Portal button please click on the contact page and complete the send a message form noting in the comments that you would like to register for the resident portal.  Once you have registered you will be able to complete requests for service, view your account online and have options to make payments by debit or credit card.

A last month rent deposit is required at the time of application. If your application is declined, the deposit will be refunded.

Utility inclusions vary by property. The onsite building manager or leasing agent will provide specific details once you choose a property.

A cotenant is someone who agrees to take on joint responsibility for the lease when you apply but does not live in the rental unit.

You will be required to commit to not smoking indoors or on the balcony of your apartment at any smoke free property.

Applications are processed by a scoring system that assigns a grade using the various items we consider as part of the evaluation process. The information you provided for your application did not meet our criteria for approval at this time.  We would like to thank you for your interest and should your situation change please do not hesitate to contact us in the future.
