Briarlane Rental Property Management Inc. is a private Canadian Corporation based in Markham, Ontario.  The company was established to provide an integrated array of investment and property management services to owners, investors and financial institutions.  Briarlane has 65 head office staff and an additional complement of 250 site staff covering a geographical area from London to Picton, ON, with a concentration in the Greater Toronto Area and London.  Our managed portfolio includes more than 170 residential apartment buildings totalling 12,000 units and 115 commercial properties totalling 2.3 million square feet.  The Briarlane team brings a wealth of real estate management experience directed under the watchful eyes of Andrus Kung, Monish Comar, Susanne Maguire and Brad Smith.

  • Briarlane uses a company that employs IDO (Interval Data Optimization) to save on heating costs.  Hydro and water consumption are also monitored and compared to a normalized building to determine if a building is leaking so appropriate action can be taken to bring the building in line.
  • We complete energy efficiency lighting studies.
  • We assist with tax appeal reviews.
  • We complete regular market studies.
  • We encourage roof-top tenants at all Briarlane-managed buildings to increase property revenue.
  • Briarlane uses their own landscape and snow removal agreements to mitigate owner's liability and also maintain snow logs.
  • Briarlane gets preferred pricing because of economies of scale through numerous vendors.
  • All residential rental buildings are advertised on our corporate website.
  • Suite layouts (floor plans) are used effectively for marketing purposes.
  • Our administration/lease processing team is centralized at our head office.  We have an expansive list of legally-vetted schedules, etc. that we use when co-ordinating our lease signing packages.
  • Briarlane has partnered with an insurance company that monitors residents' insurance and lets us know if anyone defaults or cancels insurance.
  • Briarlane will prepare all required documentation for purposes of filing an Above-Guideline Increase (AGI) and provide it to the owner's retained rent review consultant.  Briarlane will serve residents with all necessary documents and attend all rent review hearings with the owners's consultant.
  • Briarlane supports local charities and social endeavours to be active in all of our communities.
